Superintendent

Summary:

As a Superintendent at Modus Build, LLC, you will run point on all facets of job site construction operations. Whether the project is a small build out or a multi-story ground up, as Superintendent, it is expected that you will serve as the lead technical, safety + regulatory expert - from planning to completion. From start to finish you are considered a key decision maker. Your contributions are critical to ensuring each project is delivered on time, within budget + to client specified quality standards. 

 

Responsibilities:

  • Serve as point of contact + set communication standards with owners/ architects/ engineers for day-to-day construction activities

  • Oversee work among all trades to coordinate project operations. 

  • Resolve problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule and all other appropriate matters.

  • Create + implement project work schedules - including logistics planning for critical materials and equipment.

  • Manage the work to ensure completion in compliance with the approved contract documents.

  • Ensure all necessary permits and insurance are in place and kept current for the term of the project.

  • Act as liaison to inspection agencies + schedule inspections

  • Ensure strict adherence to ethics and compliance requirements at all times.

  • Develop and manage the job site safety program + ensure subcontractor compliance with all applicable safety codes and regulations - including weekly safety meetings

  • Manage labor relations with subcontractors.

  • Manage to Work-In-Place (WIP) billing process and oversee the monthly estimate of work completed, payrolls, material invoices and subcontractor payment submittals.

Requirements:

  • Thorough knowledge and understanding of general and subcontract documents, drawings, specifications, construction means, methods and materials, understanding of wide range of structural systems + prior experience with site restricted projects.

  • 5 years - total commercial construction management experience (preferred project size: $2MM - $15MM) 

  • 3 years - ground up construction management experience

  • 1-2 years - build-out construction management experience 

  • Bachelor’s Degree preferred (requirement waived for outstanding experience) 

  • OSHA 10 certification (OSHA 30 preferred) 

  • Extensive knowledge of technical + regulatory facets of construction management
